1344 - 40-41 Great Marlborough Street

Heyne Tillett Steel are currently undertaking an extensive refurbishment at 40-41 Great Marlborough Street. The existing structure has been partially demolished, stripped out and temporary works constructed to facilitate the creation of a new rear extension from the existing basement level.

Within the retained section of existing original structure we are replacing the load-bearing spine wall with a new steel frame, to free up area and create more flexibility for the retail space.

The existing roof above 4th floor level will be removed to create a new 4th and 5th floor space with a rear 4th floor terraced area. The new basement, ground and mezzanine floors will form new A1 Retail space with B1 Office accommodation on the upper floors.

Notable site constraints include the presence of the completed Crossrail tunnel directly underneath the structure as well as a public sewer running through the footprint of the site. HTS have addressed these project risks by developing the foundation solution and below ground drainage arrangement in consultation with Crossrail and Thames Water respectively.
