The project involved the refurbishment of six adjacent Grade II listed properties in Leinster Square, W2. Previously used as a hotel, the buildings have been converted back to high end residential use, in a combination of three storey townhouses and lateral apartments. All townhouses have received a rear extension from lower ground to 1st floor, while three of them have gained an additional basement space to the rear. All of this was carried out with the sympathy to the historic Grade II structure with approval from Historic England to the renovation works. One challenging area was relevelling the floors - due to a combination of historically undersized structural elements and inappropriate alterations, the building floors had experienced significant deflection in all 6 properties along a central building line from 2nd floor to the roof. The original floor joists themselves were not overstressed and therefore were suitable for re-use, so existing floors were jacked up to recover as much as possible of this central deflection and keep as much of the heritage structure as possible. Each of these upper levels is due to have new steel transfer beams, spanning between party walls, to ensure each floor is individually firmly supported and not reliant on internal supporting walls.
