Refurbishment of an existing 1911 Grade II listed office building to open up the floor plates and replace existing columns with new cruciform steel sections.
An existing lightwell has been infilled and a new M&E strategy, with associated risers, put in place.
The existing structure has proved to be an early RC frame using the “Kahn Reinforcement System” developed in the USA of which only 90 buildings were constructed in the UK.
Existing tenants were to be in occupation at basement and ground floor levels throughout with no alterations/ temporary works permitted in these areas.
