1232 - Marine Ices, Haverstock Hill

The project involves the demolition of the existing ice cream factory on Haverstock Hill, opposite Chalk Farm Tube station. The proposed building will include a basement and ground floor cinema with four storeys of residential accommodation over, in two blocks either side of a central, first floor courtyard.

The works are logistically challenging, the basement is extremely deep due to the required clear heights for cinema screens and large build up die to acoustic separation requirements, which not only relate to the residential accommodation over but also the adjacent Northern Line tunnels. The site is also surrounded by neighbouring sites on three sides, a major junction on Haversock Hill to the front and a retained façade to the Crogsland Road elevation, providing significant challenges in buildability. A reinforced concrete construction is proposed, with top down formation of the basement to contain noise and dust from the excavation activities.
