This project involves the extensive refurbishment of a 1970’s reinforced concrete office building including roof extensions and the conversion of an existing basement plant and car park areas into office space. The existing building replaced a Victorian masonry Bovril factory in early 1970’s.
The structure comprises of a complex reinforced concrete frame supported on under-reamed concrete piles. The 120,000 sq.ft. development consists of 4 interconnected buildings, and is arranged over basement, lower ground, ground floor and six upper floors.
The proposals involve complete refurbishment of the existing building, a new façade and the construction of roof extensions providing up to 3 additional floors. The overall area of the building will be increased by extending the existing slab edges forward to the building boundary line and supporting the new masonry façade over outriggers.
