1295 - Saga Centre

Adjacent to the Grand Union canal, close to Ladbroke Grove, this site contains a collection of buildings of varying age and construction. HTS have been involved in the site renewal for a number of years and have developed a new-build mixed office and residential scheme with Studio RHE, which received planning permission in July 2016.

The site has a rich musical history, being a former gramophone works and recording studio (as Saga & Trojan records).  Previously to this the site was functioning as a paint works and more recently as offices, vehicle hire and storage facility.

The canal side buildings will be demolished and replaced with two new 8-storey fully framed buildings (including site wide basement).  Typically the lower levels of office use will be formed in insitu RC frame construction whilst the high level residential floors will be formed in load-bearing CLT.  Elements of both the concrete and CLT construction will be exposed as per the architectural vision.

The only building on the site to be retained is the Kensal Rd facing ‘Saga Centre’ which will be refurbished with the addition of two new office levels.  In combination with a site investigation and opening up works, a study of the existing building capacity was carried out to confirm that no sub- or superstructure strengthening is required.

The scheme will provide almost 11,000m2 of new commercial and residential accommodation, once complete.
