A new 90,000sqft eight storey re-development situated within an existing vacant site in Shoreditch. The site, which is bound by a number of Victorian properties and has medieval remains buried beneath the Northern section, presents a number of constraints including a London Overground viaduct which intersects the site.
The development will provide flexible office space, retail accommodation at ground level and a basement. A new street market will be situated in the space beneath the viaduct and will be accessible to the public.
The proposed building is a steel frame with externally expressed beams and columns. To address the exoskeleton fire protection issues, corrosion protection and thermal bridging have been careful considered and researched from an early stage and incorporated into the fundamental principles of the design.
The frame, which is exposed internally, required the careful coordination of structural elements within the architectural design.
