This site is currently occupied by the vicarage field shopping centre and a number of smaller retail buildings. The proposals include a site wide basement, the creation of a new two storey shopping centre to re-invigorate the town centre. Above the retail units a landscape podium deck provides amenity space for the proposed 850 residential units built around five central tall buildings and a number of lower surrounding buildings.

The site lies adjacent to the Network Rail tracks at Barking Station and the High Speed One tunnels situated below.
